在论城市化进程和房价走势
摘要
过去30多年来,中国经济的巨大成功都与方兴未艾的城市化浪潮息息相关。展望未来10-20年,中国将有近10亿人口居住在城市。一方面,这种巨大的城市化空间都将孕育新的机会,并将成为未来中国长期增长与经济转型的宏大主题;然而,另一方面,我们应该看到,未来中国的城市化进程不可避免的遇到诸如房价攀升不止,资源稀缺,政策不到位等这样那样的问题。因此,解决一个13亿人口大国的城市化问题是一项巨大的挑战。如何能将城市化问题与其他相关因素有机结合,井井有条的发展成为了我国急需要解决的问题。
房地产行业作为中国的重要产业之一,在我国的经济发展和城市化的进程中扮演着极其重要的角色。我国房地产业起步于改革开放后,时至今日我国房地产业已成为国民经济发展的必要产业支柱。但是近几年,房地产市场存在着地价、房价持续上涨,市场供求结构失调,租售比悬殊,交易信息不对称,土地市场不规范、征费过重的问题。若不解决这些问题,城市化进程也会因为房地产行业的畸形发展而受到阻碍,我国的经济发展也会受到极大的限制。为此,应加大住房供应量,优化土地资源配置,改革我国现行房地产税制,加大金融监管力度和完善房地产市场信息系统
本论文以城市化进程中我国房地产行业的发展变化作为切入点,以小见大,借鉴观察美国、韩国、日本、新加坡等国家对于城市化发展和城市房地产行业的治理控制。
论文研究了我国城市化发展的进程中的诸多因素与房地产之间的联系,试图解决城市化进程与房地产之间的矛盾。从人口因素出发,研究了人口流动与人口结构对于房地产的影响,继而引出限购令和户籍政策的局限性。从政策因素出发,研究了国家的住房政策和经济政策,从而看出政府对于城市化与房地产方面的态度,分析了今后可能的趋势。从资源出发,强调了土地资源,旅游资源等对于城市化进程和房地产的重要性,为了今后的发展提出建议。
在论文的末两章,作者提出了建议并对中国城市化进程与房地产行业进行了展望,得出了未来城市化进程和房地产市场将趋于稳定的结论,并且为今后可能产生的问题提出了猜测和建议。

Real estate industry is one of the important industry in China, in the economic development of our country and the advancement of urbanization plays an extremely important role. Real estate industry in China started in after reform and opening-up, today our real estate development of national economy has become the necessary industry pillar. But in recent years, the real estate market exists price, house prices continue to rise, market supply and demand structure of disorders, rental deal than disparity, information asymmetry, land market is not standard, f. overweight problems. If not to solve these problems, the urbanization will also because real estate industry development and obstructing the deformity, the economic development of our country is also under great limits. Therefore, we should increase the housing supply, optimize the allocation of land resources, the reform of China's current real estate tax system, strengthen financial supervision and perfect the real estate market information system. The paper studies the process of urbanization development of many factors and real estate connection between urbanization and, trying to solve the contradiction between real estate. Starting from demographic factors, studies the floating population and the population structure for real estate and put forward the influence of household registration policy restricted make and limitations. Starting from policy factors, studied the country's housing policy and economic policy, to see the government for urbanization and real estate, analyzes the attitude of potential future trend. Starting from the resources, emphasized that the land resources, such as tourism resources for the importance of urbanization and real estate development in the future, in order to put forward some Suggestions.
In the paper, the author puts forward the two end chapter Suggestions for China's urbanization process and discussed with the real estate industry, it is concluded that the future of urbanization and the real estate market will stabilize the conclusion, and possible problems for the future speculation and Suggestions proposed.
